Prefinished vs. Site-Finished

Prefinished hardwood comes with a factory-applied finish, making it ready to install as soon as it arrives. This option offers faster installation, a consistent finish, and less on-site work or mess. Many prefinished floors include slight bevels or grooves between planks, allowing for minor subfloor inconsistencies. While we take great care during installation, prefinished boards are installed as-is, so minor marks or imperfections can occasionally occur in the process.

Unfinished hardwood (Sanded & Finished On-Site) is installed in its raw state, then sanded and finished in your home. This method allows for full customization of stain color and sheen, and it's ideal for a smooth, seamless look — especially in large or open spaces. It does require more time and labor, as finishing happens after installation, often over several days.

Engineered vs. Solid

Engineered hardwood is constructed from multiple layers of wood with a hardwood veneer on top, making it more stable and resistant to moisture and temperature fluctuations. It offers flexible installation options and can be used in areas like basements or kitchens. While it can only be sanded and refinished a limited number of times due to its thinner veneer, higher-quality engineered wood options like Lauzon provide wear layers similar to traditional hardwood floors. Contrary to common belief, high-quality engineered hardwood can be just as expensive, if not more so, than solid hardwood.

Solid hardwood is composed of a single piece of wood — a timeless, natural look that can be sanded and refinished multiple times over its lifespan. It is more sensitive to changes in humidity and temperature, making it better suited for climate-controlled environments. Solid hardwood is generally more expensive and requires a more involved installation process.

Know Your Species — the Janka Scale

No matter the finish protecting your hardwood, you cannot change the density of wood. Many scratches in hardwood are actually dents in the material. Janka is the hardness scale used to measure a wood's ability to withstand denting. The more dense the species — the higher the number — the more durable the wood.

Sawn Types — Plain, Quarter, Rift & Live Sawn

Hardwood flooring comes in different "cuts," meaning how the boards are sliced from the log. These cuts affect the look, feel and stability of your floor.

Plain Sawn (Flat Sawn) — the classic "cathedral" grain pattern. Most affordable, most common; slightly more susceptible to humidity swings.

Quarter Sawn — a linear, straight-grain pattern with a unique flecking or ray effect (especially in White Oak). More stable and more resistant to wear than plain sawn.

Rift Sawn — the sleekest, most linear grain pattern with no prominent flecking. The most dimensionally stable cut and often chosen for formal or modern looks.

Live Sawn (European / French Cut) — wide boards showing a mix of all three cuts. Rustic character, great stability and the most sustainable use of the log.

Floor Grading

Hardwood grades are based on appearance, not quality or durability. Clear grade is uniform and consistent with very few character marks. Select shows minor color and grain variation with small knots. #1 Common shows noticeable color and grain variation with small knots and mineral streaks. #2 Common has significant variation, prominent knots and a rustic look.

Moisture Maintenance

Maintaining proper moisture levels is essential for hardwood floors. The ideal wood moisture content is 6–9% and room humidity should stay between 30–50%. Fluctuations cause wood to expand or shrink and can lead to damage. Use a humidifier or dehumidifier to keep the environment stable and preserve the beauty and durability of your hardwood floors.

  • Wood is a natural product — grain, tone and color variation are normal and perfect matches aren't guaranteed.
  • Can scratch or dent from heavy furniture, pets or dropped items.
  • Sensitive to moisture — not ideal for bathrooms or below-grade basements.
  • Gaps or squeaks can occur with subfloor conditions or seasonal humidity changes (60–80°F, 35–55% RH keeps it stable).

  • 2Take down curtains and clear closet floors in affected areas.
  • 3Arrange to move large furniture — ask us in advance if you'd like our team to help.
  • 4Plan for pets and children to stay out of the work area during installation.
  • 5Keep a clear path from the driveway to the rooms for material delivery.
  • 6Let the new flooring acclimate in your home for the time we recommend before install.

Care & maintenance guide

  • Vacuum or sweep frequently to remove grit that can scratch the finish.
  • Clean with a well-wrung LOBA spray mop, working with the grain — never soak the floor.
  • Wipe up spills promptly; avoid wax, vinegar-only cleaners and oil soaps.
  • Use felt pads under furniture and rugs at entryways.
  • Keep indoor humidity between 35–55% to minimize gapping and cupping.
  • Screen & recoat every ~4 years to protect the finish and delay a full refinish.
